What are the most common types of construction defects?

It doesn’t matter if you’re building a home or have hired a contractor to complete a renovation project in Denver, you expect the results to meet or exceed industry standards. Unfortunately, there are times when this doesn’t happen.

Construction defects are all too common, with these often related to the design, installation, operation or maintenance of a particular item or system.

There are times when a defect causes immediate damage, as well as those that slowly appear. For example, a poorly installed plumbing system can result in a leaking pipe, thus causing immediate damage to your property. Conversely, a slowly shifting foundation can become a bigger problem as the months turn to years.

Construction defects typically fit into one of four categories:

  • Design defects: This includes a mistake by an engineer, architect, builder or contractor during the design phase of the project. For example, a poorly designed roof can lead to inadequate drainage and an increased risk of water damage.
  • Material defects: Often related to failure from damaged or defective building materials, this is among the most common type of construction defect. Material defects may be related to poor design, damage during transportation or improper installation.
  • Construction defects: This comes into play in the instance of poor quality workmanship, such as shoddy wiring that results in a fire.
  • Maintenance defects: Any type of necessary maintenance should be discussed upfront between you and the other party (such as your builder). Understanding what type of maintenance to take on, as well as potential defects that can result from failure to do so, can help prevent future trouble.

What to do next

If you come to find a construction defect, first discuss your concerns with the other party. Doing so is often the best way to find a mutually agreed upon solution. There’s a good chance the other party can fix the problem, thus giving you the peace of mind you deserve.
